March 25, 2014 Valery Trushin, Head of Consulting department East Real, was a speaker at a conference on corporate finance in real estate.
His speech was devoted to review of market of office, warehouse and retail of St. Petersburg, assessment of current state and development prospects.
«In 2013 in all the segments of commercial real estate has been a steady growth, - noted Valery Trushin. – Almost a record growth was noted in the segment of retail and office real estate. Thus, for example, in the segment of shopping centers there is a slowdown in the pace of development, as this segment is already quite saturated. In the office segment, more than half of the new business canters belong to the class «a», which are related to the existing high demand for quality premises and, therefore, the orientation of developers on the project quality. As for the warehouse segment, despite the fact that the number of new objects is gradually increasing, the level of vacancies still not changed and amounts to 1-2%. This is due to the fact that potential tenants seek to conclude the agreement at the stage of construction».
